Tuolumne County Real Estate Weekly Update for October 30th, 2008

Homes in Tuolumne County again dropped ever so slightly. This week
they averaged $295,098 for a 3 bedroom, 2 bath, 2 car garage home.*

The number of days on the market (DOM) remained the same. Currently
Tuolumne County Homes* have an average market time of 155 days.

Taking a look at the total picture and including homes of all shapes and
sizes, inventory fell again this week from 529 to 521. The median asking
price remained the same $347,000 with an average time of 170 days on
the market.

211 priced between $300 and $500k, (Down 6 from last week)

... Way, way back in 2004, 16 Residential properties sold with an
average price of $283,866 and 77 DOM

In 2005, 14 sold with an average price of $352,814 and 122 DOM

This week in 2006, 6 properties went into contract and 10 sold with an
average price of $283,295 and 155 DOM.

In the year 2007, 6 went into contract and 5 sold with an average price
of $274,200 and 131 DOM............

In North Tuolumne County during the past 7 days, 5 Residential
properties went into contract and 7 sold with an average price of
$283,843 and 174 DOM.
