Kathryn, you are right, New Homes have some of the same curve balls that existing homes do. Good post.

Kathryn, so true!  I don't know why a buyer would go to a new home subdivision without an agent.  They really need to be represented by an agent.

Definitely, by having a buyer's agent, they at least can get persepctive about the whole market as it relates to that new construction.

Duane, Virginia & Lynn,  Now that some builders are cooperating with brokers it is even more reason for a client to get a Realtors opinion.  Thanks for the comments.

Isnt true with everything we almost do....that there are hidden secrets to doing it better.  Thats why we always want to consult a professional to learn how to do it right the first time. A Good post.

Kathryn - I represent one builder and also buyers of new construction homes throughout the Nashville area. Why anyone would look at new construction without a buyers agent who understands home building and their contracts (they like to use thire own don't they), is beyond my understanding.

Larry, I think that it is because they are lulled into thinking that the sales rep. is representing them.  And why would a builder pay a commission to an agent if they don't have to.  So there is no real reason for a builder to point it out is there?  Where is the DRE on this issue?

There are potentially many pitfalls with new home purchases that requires a versed professional to unveil. As much as practically possible, buyers should seek to stack as many cards in their favor.
