There are several things a Seller can do to help facilitate a quick sale.
The first is to not be home when potential Buyers are there to view your home. There really is no reason you need to be there, except if you have a family member and/or pet who is not able to be left with others, valuables or possible something in the home you're concerned potential buyers could get their hands on (hopefully NOT!), or maybe you can't leave because due to a handicap, or injury.
Those are all great reasons not to leave....

If you do stay while buyers and their agent come to your home...you may want to:
1) Stay out of their way
2) Let them in, collect the agent's card and then let them go through on their own
3) Tell them you'll be watching tv and to feel free to ask any questions they may have
4) Thank them for coming! So important...and remember, it only takes ONE BUYER to sell your home!
