Here are the summary MLS statistics for Devember 2006 for Rancho Santa Fe, CA. As in other communities, marketing time has slowed dramatically (even though it tends to be much longer for very high priced communities anyhow), and there is a large inventory of homes to select from. Keep in mind that the amrketing time represented here may actually underestimate realty, since some homes may have been listed previously with the same, or a different, agent - the MLS only provides days on market (DOM) for the current contract. It is not unusual for a very high pried home to be on the market for a year, or more. But some do sell quickly since there are always buyers of luxury homes on the lookout for a particular type of property.
If you live here, you are already aware of the priciness of this town. If you are thinking of moving here, be aware that RSF is one of the most expensive zip codes in the entire US. The most recent Forbes list names RSF to the number 2 spot, behind only Sagaponack, NY. A good number of the residents have multiple homes elsewhere and only live here parttime (I've heard estmates of 30 - 40%)
This is a lovely town, with many large estates, rolling countryside, a wealth of eucalyptus trees, many orchards, numerous horse farms, gorgeous vistas from the many hills, and a lifestyle unmatched by any other town in the San Diego area (my opinion). Residents tend to choose living here for the exclusivity and privacy offered (through many gated communities such as Del Mar Country Club and Fairbanks Ranch), the size of the lots, and the housing RSF provides in abundance...albeit at a hefty price tag - but if you have to ask, you probably can't afford it.
The average home has 5 bedrooms, 6 baths, and offers about 6,600 square feet of living space. The statistics below will give you a good feel for what the town has to offer. You won't be able to buy a single family home for less than $1.5M at all (unless it's attached), and the median is well above that, with 16 homes currently on the market priced in the $10M and up range (the top right now on the public market is $40M). But if having a luxury home with plenty of land in an exclusive community is of interest, this may be your town.
