The Long Road Home ~ The Close and Happy Clients!

Some times our work is hard and requires long and tedius work. Each and every transaction is in it's own way unique and monumentus. I have in my career had a few transactions that just went down smooth. There is always a range of these transactions and how much they require on all the parties involved. I just closed an extreme transaction that required a lot of work from my clients and myself. It may however, be one of the more rewarding transactions I've had. No, it did not make me rich and in fact it was a small transaction, however it provided some wonderful benefits.

My clients came to me about March and wanted to list their home. It's a very sweet little 5 acre property with part ownership in a beautiful year round bass pond. The wildlife on their property is diverse. They told me what they wanted me to list it for and I explained that it was way too high and that in this market it would just sit there. They are friends, I sold their parents home about a year ago and we've remained friends. This is their daughter and her husband. Well, they wanted to try it and we always said we could think about selling the back 2.5 acres if we needed to do that.

It turns out the neighbor wanted to buy the back 2.5 and whew....that would let us lower our price down to a reasonable price and get it done. This property is simply gorgeous.

So...my clients have been very busy with getting a survey done and a lot line adjustment through the county and approval through both her banks.

We went to get appraisals done for both properties and I referred them to the person who had helped us get the right number for their parents home. It turns into a long story here....however, I'll cut to the chase. The appraisals came in too low and while I did my own comps and argued with the appriaser, we basically couldn't get the job done with these appraisals.

After having done my own work, I called another appraiser and talked it over with him based on my own work, he agreed to take a look and let me know if he thought he could do something.

He called us back and said he though he could bring it in higher.....he just did not know exactly high much higher. We agree to split the cost (they has paid $1200.00 for first two appraisals, which seemed high to me). This new appraiser agreed to do both appraisals for $400. He brought it in higher and we were able to get it done. Our buyer was willing to pay $75,000 for that back half and we had an offer on the remaining property for $325,000 and so it just didn't make sense to me why this appraiser would not take that into account. Plus my own work indicated differently. Sometimes you just have to accept the impass and move on.

Well with our new appraisals we got approval from both banks and the County and now the neighbor owns the back 2.5 acres.

My clients may be able to refinance their original loan and remain here in Redding and live in their "little bit of heaven". It makes me very happy and 6 months of very complicated and tedious work is so well worth it!

This was indeed the Long Road Home.....but it was a good ending for all! I want these wonderful people to be able to keep their home.
