Meet two new homeowners in Sacramento. I had the pleasure of attending their wedding last weekend in a beautiful outdoor setting. This young couple although in their twenties, saved some money, paid their bills on time while knowing they wanted to buy a home.
Their credit was important to them because they wanted to have a part of the American Dream...a home.
They may be young but they did it. Last year, I took them to a new home subdivision and got the deal of the century for them. Timing was right and I was able to negotiated a fantastic deal for them.
Tabitha and Jacob knew they needed to be represented by a Realtor. Since new home builders represent themselves, it was important for these new First Time Home Buyers to have someone in their corner who could negotiate the best deal for them.
A good deal is what I negotiated for them and they moved into their new home in Natomas with equity. Smart young couple who have a bright future ahead of them. They are already thinking of buying investment property. Told you they were smart!
New Home subdivisions are plentiful but it is wise for a home buyer to be represented and not allow the home builder to represent you. Home inspections should be performed. If not, during the purchase then DEFINITELY have a home inspection before the 1st year anniversary on a new builder home purchase.
Jacob called my home inspector before his 1 year anniversary in his new home in Natomas and the home inspector found several items that needed attention by the builder. This was the best $350 Jacob and Tabitha spent in a long time and it saved them a lot of money in the long run.
When thinking of buying a new home, it is important not only to be represented by a professional Realtor but also to check out the builder since many have gone bankrupt and liens have been placed on the remaining homeowners in a subdivision. There are some pitfalls and this is where your Realtor can help you.

Gena, it sounds like a fairy tale come true but Hey they did it with hard work; the American way. Good for them in starting out and good for you in finding them the deal of the century.
Marchel, it was nice to find a great find that wasn't an REO or a Short Sale. This young couple has the world by the tail and I am positive that they will both go far. They have a good work ethic and understand finances. Their parents did a fantastic job raising both of them and I couldn't be prouder.
FYI, I had a wonderful time at their wedding!

VERY nice! You're so right about a home inspection even on brand new homes. We've had some experience there too. The one that had the most issues was in a high end semi-custom development, it was amazing the items found by the inspector.
Hi Gena, I think this is a story that has not been told often enough. I must tell you that you have hit on something that should actually be advertised and there are enough anecdotal stories out there to demonstrate clearly how important a piece you have written. Well done and this should be featured because to few put enough emphasis on this subject.

Chris and Marie, couldn't resist taking their photo with the outdoor setting. It made for a beautiful setting on such a special day. In fact, I found myself laughing with some of the cute things that happened at the wedding. All in all it was a very enjoyable evening and one that I was happy to attend.
Lynda, isn't it amazing how new home buyers buying a new home think they don't need a home inspection and don't think they need a Realtor to represent them. Letting the builder and their personnel represent them certainly is not in their best interest.

Missy, it won't be long before Jacob and Tabitha will be adding investor to their portfolio. I'm very proud of them and was so pleased to be included in their special day.
Bill, you are absolutely right...all of these people make a very good team together and help the home buyer reach their anticipated goal and sometimes surpassing it.
