Staging is not one size fits all. I was hired by a Realtor to stage a vacant home in Lincoln Hills CA retirement community. We were competing with another fully staged home on the same block that happened to be the same model.
What home would a buyer buy first?- What things should we consider when we prepare a property for sale?
If I were a buyer, I would choose the one that had more appeal and WOW factor. Of course the staged one had more appeal. The buyers were smart- they wanted a fast sale so they priced the home less than their neighbor's home. Which one would you buy now?? Both have the WOW factor and one is priced a little lower.
We are finding that over 80% of the buyers are finding their homes they want to buy, over the Internet first. That means our homes need to look good on-line and in person. Our job in this market, is to place our homes to the front of the line.
The sellers were savvy and knew that we had to compete with their neighbor's home to make the sale. I had my job cut out ahead of me.
First of all- since this was a retirement community, I had to choose a staging design plan that would attract the 55+ year old buyers that will want to live in this home.
I rented the furniture from a local establishment and accessorized it from my personal inventory.

Great job on the staging. With staging being something most home sellers do not do I had not really thought of having to compete with another staged home - but it will happen. When it does making sure we are staging for our market might be the tipping point.

The Realtor in this job was the one that really impressed upon the seller that staging needed to be done in order to compete against those in their price range. It is like a competition- a fashion contest in a way. What ever attracts the attention gets the clients to want to shop the home.

Kathy, you did a wonderful job.....I do have a question regarding your personal inventory, how do you set your fees and do you have various packages available for rent: accessories, linens, wall art and small furniture etc......mjh

I charge what it would cost me to rent the items from a rental company so that if you are low on inventory- you will have given the right cost. I take in consideration the quality of the rental and compare apples to apples. For accessories- the norm I was told is to charge 20% of what it would have cost to buy it at retail.
For instance for a high end quality sofa, I charge 99 dollars in a high end home. If I am doing a low end home- I have other sofa's I own that I can charge less money for it. I Have a pricing sheet that I made up that includes every room with a gage on what I will charge. I am still tweaking it as I go.
For my services- I try to bill out how long it will take to do the job- and charge accordingly. Exp. For a master bedroom with blow up bed- picture-tree- table lamp- bedding- I have to take into consideration that I will be steaming all the wrinkles out of the bedding- that takes time so that installation usually is bid higher.
