As of June 7, 2008 20% of available listings in San Anselmo are in escrow.

For the month of May 2008 10 homes sold in San Anselmo for an average final selling price of $1,565,350.

The average original asking price of these homes was $1,628,100.

The range of final selling prices was from a low of $541,000 to a high of $5,850,000.

It took these homes an average of 47 days to sell.

Of the 10 homes that sold 1 sold at its original asking price and 3 sold over.

I was born and raised in the City, and lived for many years in Terra Linda, my brother is in Lucas Valley, I live in Scottsdale, AZ now.


Looks like the Marin market is still doing great? My brother tells me that there are a lot of homes around him for sale, but not much activity.


Is Marin county doing ok in one area, and slow in others?

Novato, the Northernmost City (furthest from San Francisco) in Marin County has been hit the hardest.  Terra Linda is doing a bit better than Marinwood, Lucas Valley and Santa Venetia.  From Central San Rafael to Sausalito, things are looking pretty good.  So, yes, it is neighborhood specific.


You can see that homes that are in good locations, presented attractively on the market and priced competitively are still going over the asking price in multiple offers.
