Michelle Carr Crowe’s Amazing Kick Butt Listing Presentation

I have used lots of different tools over the years, from HomeWorks to Waltar Sanford to Barb Schwartz’ Staged Homes to Todd Bates to Ben Kinney’s IMSD one paper presentation to Joe Stumpf’s By Referral Only Initial Consultation to our Santa Clara County Association of REALTORS® MLSListings CMA tool to Keller Williams Internet marketing flyer for listing presentations.
I prefer to do a two-step process, ideally with an assistant delivering the pre-listing package to the home about 1-2 days prior to the listing appointment. I’ve included links to each item or example in the bullet point list below.
Depending on the potential client’s timeline, I will do two personal visits: preview the home at first visit and list the home at the second. I do ask to go either first or last when they are interviewing multiple agents.
I like to leave some printed information about me and the market in general (e.g. list of recent sales), such as the info I post and mail or deliver showing closed sales, but not all the details, such as recommended price.
This year I’ve been doing my listing presentation on my iPad, which has drawn good feedback from potential clients. It also eliminates the potential sellers from just taking my printed presentation and giving it to a discount broker who will tell them, “Sure, I’ll do all of that for less money.”
This year I have been using the following tools for my Kick Butt listing presentations:
1) Santa Clara County Association of REALTORS® MLSListings CMA tool
2) Keller Williams Internet marketing listing flyer for presentations,
3) 99-Point Marketing Checklist (like Todd Bates’ 102-Point one) and tools from
4) Joe Stumpf’s By Referral Only Initial Consultation, including the Agenda.

We Finish with Recommended Next Steps-hiring me as their best option to sell their home now in today's challenging market for the reasons they mention are Important to Them About Selling Their Home. List and Sell!

The entries for the MOST AMAZING KICK BUTT LISTING PRESENTATION CONTEST we have gotten in so far are amazing, truly kick butt if you ask me. The judges and I have decided to extend the contest for 2 weeks. You have until midnight PST on Monday March 12, 2012 to get your entry in!
(No, I am STILL not telling you who the judges are, they are sequestered until all entries are in and the winners are chosen! The thought did occur to me that the fact they were sent to a warm island location until the contest was over might have something to do with them insisting the contest be extended... )
As a member of ActiveRain I have come to rely on other members to show me new and better ways to do things, to learn new technology as it comes available. That is why I decided to host this contest. I wanted to change my own listing presentation and went online to see what was out there. YouTube had a host of videos on the subject, but there was NO MEAT to the videos. I made my changes on my own ... all the while thinking of the best of the best on ActiveRain. THE MOST AMAZING KICK BUTT LISTING PRESENTATION CONTEST WAS BORN!!!
