Here's the second episode in our 2-part series to help home buyers find the South Lake Tahoe housing deal they are looking for that is currently running on Real Estate Central at Lake Tahoe Television (Cable channel 12).

This is Real Estate Central from Lake Tahoe Television, Richard Bolen re-porting on South Lake Tahoe housing prices. This is the 2nd in a two-part series.

We are looking at the South Lake Tahoe house that sells between $200,000 and $249,000 dollars.

This is an important study to help a home buyer find and recognize the housing deal they are looking for…

In part one, we found the $200 to $250,000 South Lake Tahoe house of today is newer and bigger than same priced houses 4 to 5 years ago.

The charts in this study are all available on the Lake Tahoe real estate blog.

This chart indicates the price per sq ft of houses that sold between $200,000 and $250,000 since 2003. The house that sells in this price range today is $225 less per sq ft, or 56% more affordable than houses that sold in the same price range in 2005.

This chart indicates the number of houses that sold between $200,000 and $250,000 since 2003. Last year we saw more home sales in this price range than at any time in the last 7 years.

From 2005 to 2007, there were only 16 homes sold in this price range combined. This addresses the lack of listings in the $200,000 range, they were all in the $3’s, rather than anything else.

This year, 70% of home sales in this price range are distressed properties. For 2010 it was 59.5%, for 2009 53%.

In summary, remember housing decline is not necessarily found in the actual price… the $200 to $250,000 South Lake Tahoe house will still cost you $200 to $250,000 dollars… it’s just a lot more house!
