I went on a short sale listing appointment in Temecula this week. The owner has lived in his home for 11 years. The home was at one time worth $350K and is now worth about $150K.
Short Sale In Temecula CA ---The Problem
The owner is a General Contractor and work is slow. He has been marketing himself in the Temecula Valley, however there just does not seem to be work right now. He is also marketing himself in the high desert and finds that work is more steady. He is contemplating short selling his home and moving closer to where he can find work.
While meeting with him, I felt his turmoil. He proudly showed me the home improvements he made to the home which included a beautifully remodeled master and guest bath. He also showed me some of the projects he had started but felt it was becoming more and more senseless to complete. Not only did he not have the money to complete the projects, but his heart was no longer in the right place.
He felt defeated. I politely listened to him and also presented him with a number of options. My main goal when I meet clients that are in trouble is to listen intently and offer solutions. My hope is to provide a light at what seems to be a very dark tunnel.
Listen Intently and Understand Your Clients Needs
After presenting his options, I asked the client if listing his home as a short sale was something he would like to move forward on. He stated 'not at this time.' He stated that he is information gathering so that he can make the right decision moving forward.
I respected his answer. He did assure me that when he was ready to list, he would give me a call. He appreciated my compassionate approach to a very difficult situation. I told him this is simply how I do business. I left a few documents behind for him to read so that he could become more educated in the process and we said our goodbyes. I know I will hear from him again, as I have an open door policy to please contact me anytime for any reason.
