I love these little towns that no one has heard of, I'm sure many have, just not me. It is on the way to Santa Barbara of course and I'll be actually seeing it for the fist tie tomorrow. We have a great project there that we will tell you more about as we move it along. Tomorrow is the first visit to the site where the client and I will do our walk-thru and I'lll be making notes as to what it takes to bring the property up to FHA's MPS (Mininum Property Standards) and then adding in whatever the client wants to add to the project.
This is actually fun to do and this client seems to have a great personality. I'm always interested to see what the client finds important on these projects. It reveals a little something about each one of them. Personally I like to see kitchens and bathrooms updated an new floor coverings especialy if there is carpet on the floors. You just don't know what the last persons did to that carpet. We pulled one carpet up the other day and the cat oder was terrible then noticed there were stains all down one entire wall where the cat was marking his territory inside the home. Yuk!
I've been in the business for about 35 years now and have seen all kinds of things. I see Realtors and agents selling homes that everyone in the transaction knows that roof is going to leak yet they just don't get it. Fix the roof with the FHA 203k and don't worry about it. We had one years ago in Antioch. This was in an upscale neighborhood and a very nice house.... the only thing it needed was interior paint. Who would have guessed? The Streamlined k will do just that if that is all you need. In those days there was no Streamlined k loan so it was a full 203k but today it is a no-brainer. There is no minimum for a Streamlned k loan however be careful, I don't know of any bank that will lend less than $2,000 towards renovation on one. Therefore plan on at least $2,000 to make it fly the first time you go out.
I may not have heard of Templeton CA before but Templeton CA, San Luis Obistpo County, has heard of the 203k.
