Arvada CO Homes $150-200,000 November 2011

What this report tells you: Days on market have gone up consistently over the past 2 years in the month of November for Arvada homes in this price range, I can't really tell you why. Short sales can skew this number greatly but the number of short sales has remained pretty static. Perhaps it's a factor of the large number of homes for sale right now, so buyers feel there's no need to rush.

The following information was obtained from Metrolist on December 1, 2011. This report includes only detached single family Arvada homes that sold between $150,000 and $200,000 in November 2011.

  • 26 Arvada homes sold in November 2011 between $150-200,000, with 63 median days on market. 7 were foreclosures, 3 were short sales, for a 38% rate of distressed sales.

  • 2010 saw 18 Arvada homes sell during November between $150-200,000, staying on the market for a median of 49 days. 7 of these were foreclosures, 2 were short sales; that's a 50% rate of distressed sales.
  • 2009 saw 29 Arvada homes sell during November between $150-200,000, staying on the market for a median of 27 days. 7 of these were foreclosures, 3 were short sales, for a 34% rate of distressed sales.

Currently, there are 67 Arvada homes for sale between $150-200,000, and 36 under contract.

Of the 67 that are for sale, 16 are short sales and 17 are foreclosed properties. A 49% rate of distressed homes for sale.
