I have seen that Colorado new home builders disclose it, your client should know this.
Colorado New Homes need home inspections too, maybe you thought that just RESALE or USED Colorado homes needed Home Inspections, you were wrong !! The Department of housing and Urban development ( HUD ) and Federal Housing Administration ( FHA ) encourage Colorado home buyers to get a Colorado Home Inspector when you are buying a new Home in Colorado.

What great advice! I once had a new construction home where the furnace was not working properly and there was no outlet to hook up the stove. But because the buyer had an inspection, these problems where discovered early and taken care of before the closing. Great job as always!

I learn the hard way. Prior to my real estate career I purchased a new home, and not knowing better I relied on the builder to do the right thing was I wrong,

Any buyer who does not inspect is crazy. They take repsonsibily to possibly inherit unwanted problems. You can laways get out of a deal if you structure the contract right for the inspections.
From the initial consultation I tell the buyers about home inspections and have found that they never turn it down. In some ways you need an inspection even more on new construction.
Ray, I once had a new home sale where the windows were installed improperly, among other problems.
I can't tell you haow many times they have found items not done to codes, missed by the county inspector that would have become an issue years later.
Always hire an impartial set of eyes to look at your property
I agree with everything said here. As a long time builder, I know that even the hands on contractor, at the end of the building process, is juggling a lot of balls. All the disparate things that make up a home have to come together perfectly, and many things can and will be missed. Also, the builder is getting anxious to get out from under the construction loan payments, so there is a lot of pressure to finish and get it sold.
The advice is good, but the graphics are GREAT!

that's true and also as some reaiers wrote there are some builders around that they do not like the idea that you suggest that your client brings their home inspector.
