3) CONSIDER remaining life of important systems, finishes, structure and equipment.
4) ANALIZE the physical condition as: mechanical systems, structure and construction.

What very useful information! A home inspection is so very important. I always recommend to my clients that they get a home inspection whether they are buyer new construction or an older home.

Ray, most of our inspectors now take digital photo's in their reports. It is so helpful to the buyers to remember and it is helpful to the sellers if you have to negotiate something to repair before closing.

Even if the buyer thinks nothing will be wrong with the home because it is in newer condition...I always suggest and inspection to cover liability.
Ray, a home inspection is a must. I even suggest to my sellers to have a home inspection done to correct any problem areas before the buyer comes along. The sellers inspection report can be left for the buyers to review.
A new home does not necessarily mean a well built home. Yes, I think a home inspection should be done on a new home as well.
On a new home, I would have the home inspector out at more than on point in the process. It is a small amount of money for piece of mind.
Ray, I have seen significant problems with new houses. A home inspector can identify them earlier than the new homeowner will. Even if there is an inclusive warranty in the first year, problems might not be discovered in the first year. I agree that a home inspection could be useful even on a new house.
Whenever a client starts telling me that they don't need a home inspection, it sends shivers down my back. I don't want to scare anyone, especially a client, but I would never purchase a home without it.
Ray, a Home Inspection is well worth the money that it costs whether the house is an existing structure or new construction.
Ray--Good post! Get the word out...Buyers have a false sense of security with the builders home warranty. A good builder will honor it but the homes with significant problems often have been constructed by a less than high quality builder.
Hi Ray, Good idea for a post. As an inspector, and long time builder, my experience is that brand new homes generally have more issues than a similar home ten years old. The reasons are varied. In todays building scene, general contractors are seldom hands on and usually have a number of houses going at once. Supervision of subcontractors is often spotty. Many things get missed, some of which can quickly cause problems. I have run into things like waste pipe not connected at toilet (imagine a year of toilet waste going into the crawlspace), furnace ducts not attached, floor registers too small for the cutout (carpet laid right over the excess hole, leaks in water lines, poor repairs of drywall patches. I always take a much more careful look at cosmetics on a new home because things should be as perfect as possible on new. At the very least, an inspection on a new home gives the buyer a good punch list for repairs prior to taking possession.

Ray; you are so right a home inspection on a new home usually finds an item or two that either needs to be changed or that is just good to know for future reference.
Ray - A buyer should never skip a home inspection. I love your picture!
Ray - great post. I consider the Inspection a must have! Not only does it provide another opportunity for negotiation, but it identifies any potential problems with the property. I don't want to discover any surprises when I go to sell a property, and I want my homes to be safe.

thanks for the graphics compliment, it is very important that home owners get aware that not only resale homes or used homes need to be inspected by a professional or certified home inspector, here in colorado home inspectors they do not need to be certified to do that, but I would trust more on a certified one.

Ohhh I asked me :) I got the idea to do everything on the fly concerning about Real Estate Contracts, to get signatures in the computer instead to print them and sign them and then scan them and conver them to pdf, that's the reason that I decided to write that blog, I saw a home inspector with their tablet notebook and his software everything working from there, so great, so fast, so professional and so cool.
