Aurora is Colorado’s third-largest city, after Denver and Colorado Springs. Although most of eastern Aurora is situated on prairie lands, residents have been able to enjoy boating, bike and hiking trails, and even a sandy swimming beach at Aurora Reservoir. Since 1990, Aurora Reservoir has been the primary storage area for the City of Aurora’s drinking water.
Now, water-loving prospective home buyers have an opportunity to live right on the shores of Aurora Reservoir. The Southshore neighborhood is being constructed on the south side of the reservoir, and offers a variety of housing, ranging from affordably-priced single-family residences to beautiful, luxurious executive homes. Base prices start around $300,000 and go up to over $600,000. Compared to many other Aurora, Colorado homes for sale, these lots offer a number of amenities.
This area is part of the E-470 corridor, just north of Smoky Hill Road. A large shopping complex, Southlands, has recently opened at this corner. This lovely new lifestyle center offers a cozy, main-street shopping experience with over 100 retailers, a 16-screen movie theater, and plenty of dining choices. For shoppers and diners looking for even more options, the Park Meadows shopping center is only a few miles down the tollway as well.

Residents of Southshore will have easy access to Aurora Reservoir, which is managed as a natural area with abundant wildlife, including eight miles of perimeter trails. The reservoir also offers summer swimming at a sandy beach; boat ramps, rentals and storage; fishing; windsurfing; scuba diving; an archery range; and picnic shelters.
One other feature to note is that, while those familiar with Aurora may assume that the area surrounding the Reservoir is simply flat prairie land, I found on my visit to the site that the Southshore area itself is situated within some quite picturesque rolling hills. Also, many of the lots either back up quite closely to the Reservoir, or at least overlook the water. Although there are not many trees, the views are quite nice and there is a lot of landscaping work underway, including additional water features, such as waterfalls, which enhance the theme of the development.

The Southshore development includes a beautiful 11,000 square foot Lake House, which serves as the community center. Inside the Lake House, residents will have access to a state-of-the-art fitness center, a Cyber Café, a movie theater and the Lakeview Room for special events. Homebuyers with school-age children will also appreciate that these new neighborhoods are also part of the highly-regarded Cherry Creek School District.
There are 14 models open for viewing right now. Also, this development will be the site of the 2007 Denver Parade of Homes running from July 28 though Labor Day.

If you are wondering if it would be beneficial to seek out a Realtor before touring the model homes, you may be interested to know that the price of a new home is the same whether you work with a Realtor or not. This being the case, it truly is in your best interest to utilize a professional to help you with contract negotiations, researching loans, or helping you to decide which lot or model is best suited for you.
Given that there is no cost to you, consider these advantages to using a Realtor to find your new home:

Help in finding the perfect home quickly
Expertise in contract writing & negotiation
Closing assistance
Buying a new home can be time consuming and labor intensive
Knowledge of and good rapport with area builders
Database of information about subdivisions, floorplans, etc.
Familiarity with new home warranties and builders purchase contracts
Complexity of transactions & details
Saving you time and energy
Offering peace of mind that someone is representing your best interests
Having just toured this new development, I'd be happy to provide you more information or take you out to see the site. We can also check out other Denver new homes for sale if you would like to compare neighborhoods and amenities.
