Mile High Fine Homes Question: How Come the For Sale By Owner I Drove Past is Not in the MLS?

I was showing a client a specific neighborhood...and they would drive through it all the time. They just had to live in the specific section. We had been waiting a couple of months for a home to come available...and as they drove through they saw the sign.

Here is the Question:

Jeffrey,

A for sale by owner home just became available in_____________. We took down the phone number it is___________. We tried to look it up in the MLS link on your website but it did not show up? We might like to see it if it fits our needs. Can you show it to us? How come it is not in the MLS with pictures?

Here is my Answer:

John and Mary,

To list a home in the MLS you must be a member of our Realtor Association. One of the drawbacks to trying to sell a home For Sale By Owner is you get a very limited audience (not many people drive by homes on side streets). Good thing you drove by and got the number for me.

I have called the seller and they have agreed to both work with us and cooperate with me as your Realtor. Here is the bad news....it does have only three bedrooms (not the four you required). I think it is worth a look because it has a full basement that is empty. They also have a bathroom rough in (it is ready to have a full bath installed) in the basement...so maybe adding a bedroom and bath in the basement will make the home work for you.

I can set up an appointment for either Tuesday at 2pm or Thursday at 1pm...which works best for you both....let me know.

FYI...we saw the home and negotiated a deal. My clients are in the process of finishing the basement :)
