The Academy School District 20 Real Estate Market - November 2011
The sales in Academy School District 20 are beginning to decrease for the slower winter selling season. Number of actives are down 25% from one year ago and new listings are down 33%. The days on market have declined only slightly by 4% from one year ago, indicating that there are buyers and properties are selling. Number of sold properties decreased 10% from November 2010 and decreased 4.7% from October. The number of sold properties is down from last year, but when you consider the number of active properties the months of inventory is down to 6.6 months when one year ago it was 8 months.
From one year ago, the number of solds decreased 10%, average sales price decreased 12% and median sales price increased 11%.
From October the number of actives decreased 9% and the number of new listings is down 29%. Average sales price is down 15% and median sales price is down 18%.
Absorption rate, the number of months it would take to sell off the current inventory at the current rate of sales, is 6.6 months.
