New Homes for Peterson AFB Real Estate - Part 2 Banning Lewis Ranch

Bearwater model for Peterson AFB real estateIn New Homes for Peterson AFB Real Estate - Part 1, I gave a general overview of modestly priced neighborhoods that have new homes near Peterson AFB. In this installment, I'll cover one of my favorite new developments.

After looking at all of the new homes avaible for $200k - $250k, there was one builder in one neighborhood that really stands out - the Capital Pacific Homes Hawthorne collection in Banning Lewis Ranch.

Why do I rave about them you ask? Well, I'll give you 3 good reasons:

1. They're in the great new Banning Lewis Ranch Development.

What's so great about that? Well, rather than going with a neighborhood based solely on houses, Banning Lewis is a community-based concept. This means it's an entire community you're buying rather than simply a single family home. It has lots of parks and walking areas, a large community center with workout equipment and a pool. And while they have HOA fees, Cable and Internet access are included with 'em. It's a pretty sweet deal for everything you're getting.

2. The homes are designed to feel SO MUCH BIGGER than they are.Monasco model in Peterson AFB real estate

The design is probably my favorite among any new home near Peterson AFB real estate I've seen under 3000 Square Feet. I mean it! They have higher than average ceilings, wider than average hallways, and a main level open floor plan. Their master suites are nearly the same size as the competition in that price range, yet they have double vanity sinks, large tubs and nice walk-in closets. All of these design features lead to a house feeling as spacious as homes 25% larger!

3. They're the least expensive homes in Banning Lewis Ranch.

As an investor myself, I always have an eye open for value. There's an old piece of investing advice that you may have heard, "Buy the cheapest house in the best neighborhood." After 7 years of investing, I add my own bit to make it "Buy the cheapest house in the same neighborhood that feels at least as big as the average house." It's a bit longer, I know, but it you actually make more money that way, too! ;) Having said that, the Capital Pacific Homes definitely fit into this category. Buying a new home that feels just as nice...for tens of thousands less? You bet. I'll take it to the bank all day.

After reading a post like this, you might just wanna run down there and see 'em right now! Heck, after writing about it, I wanna go see 'em again, myself! A word of advice here...use a Colorado Springs REALTOR and take him/her with you when you go. Why do I say this? We can often dig around and find incentives that builders won't necessarily offer up on their own. Not that builders are bad...I love new homes...just realize they are here to make a profit, too. It's the American way and I got no beef with it. But do yourself a favor and get someone to represent you, first. Someone that has YOUR best interests (and not their bottom line) at heart.
