There are now three Asset management firms responsible for marketing HUD homes, including HUD homes in Colorado and HUD has created a website that showcases all of their listings. This is a big change from the old system where Michael, Connor and Boul had all of the listings in the Colorado Springs area.

The new website to find HUD homes for sale all over the country is the HUDHomeStore.com. It offers a completely new interface.

On the main page you can either click on the map or pick a state, county, and city from the pull down menu on the left of the search properties box. After you click "search" you get a list of HUD homes with pictures and addresses. You can then click on the image or case number to display details on a specific house.

What I really like about the new web site is that you can click on different headings to sort the data; which means you can sort by price, by bedrooms, by baths, by listing date. You can even search by a specific zip code.

You can also click on the drop down box by Status Section on the Dashboard, and find properties that have Price Reductions, or are new listings. When I checked today there were 9 new listings and 10 listings with price reductions.

Another way to find HUD homes is on the local Pikes Peak MLS. All HUD homes have to be listed on the MLS per HUD guidelines, however, you may encounter some problems with finding HUD homes on the MLS.

1. When a Listing Agent inputs the listing into the MLS, a house may not be clearly labeled as a HUD home. At least not in the description available to the general public. A real estate agent can search for agent remarks (which are not visible to the public) and find HUD homes that way; but the general public cannot.
2. Also, HUD homes appear on the HUD home store before their appear in the local MLS. Hence if you really want to keep up-to-date on the Colorado Springs HUD listings, the HUD home store is the best way to find the information.

The on thing I do miss with the new web site is that you can't pull up Bid Statistics like you used to be able to do on the mcbreo web site. I liked to pull up the statistics, as it would list how many bidders there were on each property, and the amount of the successful bid. It was very valuable information.
