Listing and Sales Summary – January 2012 – Colorado Springs Real Estate

When looking at the Listing and Sales Summary of single family/patio homes for January 2012 (provided by the Pikes Peak REALTOR® Services Corp), this Colorado Springs CO Realtor would like to share a few thoughts to consider.

Let’s not sugarcoat this particular report. Our real estate market deserves much better. It deserves the truth about its activity. Just because we’re experiencing a hiccup in momentum right now, it doesn’t mean that things will not pick up after we’ve swallowed a cool cup of water.

  • Compared to January 2011, our total active listings are down 27.0%, from 4,326 to 3,157 listings at the end of January 2012. Practically speaking, our listing inventory is just about as low as I’ve seen it for many years. Sellers are not putting up their homes as active listings if the numbers aren’t reasonable for both parties concerned, both buyers and sellers. Potential sellers are not going to take huge losses, especially if they still have their jobs to hold on to.
  • I think the theme of “pause” as oozed its way down the mountain of politics into the everyday lives of our citizens. I have found that there is plenty of possible business brewing out there, but people are very indecisive during the first quarter of 2012. Compared to last month, actual sales are down 27.2%, but are still 3.0% higher than January 2011 statistics reveal.

The Cool Cup of Water…

If the listing inventory levels are closely approximated to the actual sales that occur in 2012, then I anticipate that there will be an increase in the home values somewhere around the latter portions of 2012, which is consistent with the PMI index about home stabilization pricing levels for Colorado Springs.
