There are 1340 houses under contract in Denver. 3186 houses are on the market. A large group of pending sales are in the prices under $250,000. Below is the breakdown

Under $70,000 all but four houses are either lender owned /HUD homes (45) or Short Sales (16). Between $70,000 and $100,000 out of 215 houses 77 are lender/HUD homes and 68 are listed as Short Sales. Most homes under $100,000 also indicated that they were sold AS-IS and were fixer uppers. Sold houses data in Denver for October will be published around middle of the month.
