Luxury Home Sales - Denver - September 2011
Sales of luxury homes in the Denver metro area for September 2011 were up slightly over the previous month. With jumbo rates becoming more affordable there were more million dollar homes sold, with those homes that have been on the market for a while sold. Days on market increasing from August - 154 to September - 217.
It was interesting to see five Million Dollar new construction homes sold by builder this month. There was one that was a bank owned forecloure and one short sale. Today, there are 51 under contract in the Denver metro area with 5 being short sales, 6 bank owned foreclosures and 4 builder homes. Sales for the month of October will be good.



The largest sale in Denver metro was in the Denver Polo Club. This home sold for $3,815,000 and had 4 bedrooms, 7 baths and 14,794 total finished square feet. This 2000 custom home was on a 1.24 acre lot and was bank owned and sold in 16 days.
In the City of Denver only there were 13 sales in September with an average square foot price of $359, and homeowners were able to secure 95.6% of their list price.
