This is the February 2012 Market Report for Fort Collins CO:

January Property sales were 115, down 6.5% from 123 in January of 2011 and 35.8% lower than the 179 sales last month. January 2012 sales were at a mid level compared to January of 2011 and 2010. January year-to-date sales of 115 are running 6.5% behind last year's year-to-date sales of 123.

The Median Sales Price in January was $203,925, down 11.3% from $230,000 in January of 2011 and down 4.7% from $214,000 last month. The Average Sales Price in January was $228,975, down 9.9% from $254,263 in January of 2011 and down 9.8% from $253,971 last month. January 2012 Average Sales Price was at the lowest level compared to January of 2011 and 2010.

The Total Inventory of Properties available for sale as of January was 818, up 16.5% from 702 last month and down 2.9% from 842 in January of last year. January 2012 Inventory was at its lowest level compared with January of 2011 and 2010. The Average Days On Market for January was 95, up 14.5% from 83 days last month and down 11.2% from 107 days in January of last year. The January 2012 Average Days On Market was at a mid level compared with January of 2011 and 2010.
The February 2012 Market Report for Fort Collins CO indicates a break in the trend of the last several months, with sales and prices both showing decreases from previous months and years. It isn't possible at this point to identify the cause for this, although the main suspect would be simple seasonal slowing, since there haven't been any significant changes in underlying economic conditions. Data over the next couple of months will give us a better idea of what is happening.
