My area, Grand Junction, Colorado, Mesa County has 640!!!

Based on the number of homes sold in 2011, they would be Averaging 3.5 sales per YEAR!!!

BUT...we know that's NOT the case, There are a HANDFUL of Realtors that are dominating the market, and the rest are BARELY surviving.

Currently, there are 640 Realtors listed as members of the Grand Junction Area Realtor's Association. That's a lot of Realtors trying to make a living in Mesa County, selling Real Estate!!!

Realtors are the EXPERTS in our Real Estate Market...

According to Statistics provided by Mesa County Colorado on IMPROVED RESIDENTIAL QUALIFIED sales. There were 2,293 RESIDENTIAL Sales closed in 2011.

From Date = 01/01/2011 To Date = 12/31/2011 Search Type = Residential Improved

Let's do some MATH...Using the number of Qualified Residential sales provided by the county, divided by the number of Realtors that are Members of the Grand Junction Area Realtor's Association we have an average of: 3.5 sales per Realtor for the ENTIRE year in 2011!!!

2,293 ÷ 640 = 3.5

An (average) TOTAL of 3.5 homes sold per Realtor the ENTIRE year!!!
(NOT Month...Year!!!)

We know that many Realtors had no sales at all, and several Realtors had a productive year. So this tells us that there are a LARGE NUMBER of Realtors that are not able to make a living from their income in Real Estate. According to an article I just read, 27% of all agents are FULL TIME Realtors, and 73% state they are part-time and rely on another source of income as their primary means of support.

Do YOU hire a part-time Realtor???! Or do YOU hire a FULL Time PROFESSIONAL REALTOR?

Do you hire a JACK of ALL TRADES, and MASTER of NONE?

In today's market, it is VERY IMPORTANT to use the services of a Professional Realtor to List, Market, and Sell your property.

When interviewing Realtors make sure that Real Estate is their Professional CAREER so you will have the best chance for success in selling your home.

I'm not saying that an agent working part-time can not do an excellent job, but I am saying that you should check out the performance AND results of any agent you are considering to represent you.

I haven't seen many Market Reports from Realtors in Mesa County, Grand Junction Colorado and surrounding area. So I will post this one:
