MARKET REPORT <> HIGHLANDS RANCH CO 80130 

The residential real estate market in Highlands Ranch (zip code 80130) was much slower in December, compared to the two previous months.

In December of 2007 homes were selling faster than in 2006. However, the average price was just slightly lower than previous year. The average sold price was up, but the average net sold price was down, indicating that sellers were giving either down payment assistance or seller paid concessions/closing costs.

There were 24 new residential home sales, and 19 new home listings in the 80130 zip code in Highlands Ranch, CO. There were total of 138 homes on the market in December 2007. 31 homes are currently under contract.

In general newer homes with upgrades (stainless steel appliances, cherry cabinets, finished basement etc.) tend to sell faster and for higher price / square foot.

What this means to the sellers: Pricing your home right is one of the main factors in getting your home sold in the least amount of time and for the most amount of money.

What this means to the buyers: There are still many homes to choose from and the prices are good.
