There are two different land areas being talked about in reference to Manitou Springs.
The smaller area is marked by the fairly comparable boundaries of:

- The Pikes Peak Association of Realtors MLS area designation for Manitou Springs – abbreviated “MAN”

The broader land area that is sometimes being referred to, is that served by the Manitou Springs School District 14. It includes the core zip code 80829 and the communities further to the Northwest on U.S. Highway 24, of Cascade, Chipita Park, Green Mountain Falls, and Crystola. These communities are served by the Manitou Springs Districts’ Ute Pass Elementary.
For the following numbers I’ll stick to the smaller core area of zip code 80829.
The estimated population is approaching 7,000 residents.
There are 2,670 residential mailboxes and 204 business mailboxes.
Only about 10% of the houses have their mortgage paid off.
About a third of all houses were built before 1939.
Between 1950 and 1990 there were typically close to 300 houses built per year. New residential construction has tapered off since then, party because many of the better lots have already been built on. However there is still some new construction, in good locations with good views.
