3 Things NOT to Do

Working with buyer is as different and unique as each person is. But, there are a few common things that buyer's should not do, especially if you need to be in a home in 30 days.

  1. Do not take the a lot of time to shop around to find the house that "just speaks" to you. Yes, do look enough to get a home that you really like and feel you can live in, but just because it doesn't have any pizzaz doesn't mean it won't have pizzaz after you put your touches on it.

  2. Do not bid 90% of list price if you want to get into a home within 30 days. You probably think this is a no brainer, but if you're in a hurry to get into a home, you'll waste your time, my time, and have nothing to show for it. Unless the home you are purchasing is a fixer-upper, you'll not succeed. No one is giving away homes.

  3. Do not stand around and talk with the seller, who just happens to be home. Yeah, you'll learn a lot about the house from him...which may or may not be true. But more importantly, he'll learn some things about you that could put you at a disadvantage...like, the fact that you NEED to be in a home in 30 days.

There are many, many more tips. But, when time is tight, following an experts advise makes great sense. And avoid these pitfalls.
