What you get for the money, 1 million in Colorado

I try my best to keep up with home values in Colorado and other parts of the country. I am usually pleased when I hear people outside of Pagosa Springs compare the value of our small town to other resort areas.

During a dinner meal with an investor- client of mine this past Wednesday night, I heard something that started my wheels turning. He and I have been working together for well over a year. During the course of that time I have never heard the story of how he came about looking at Pagosa as a place to buy and build, or for that matter how he found me. As it turns out he knew the area he wanted was Colorado, but was not sure what part of our state afforded the best chance for success when it comes to spec. building. He devised a rather detailed way to split Colorado into 12 parts and study housing trends in each. What he came away with in his words was ,"Nowhere else even came close to Pagosa". His intense study made me want to dig a little deeper into our neighboring towns and see just "what you get for the money" in other parts of Colorado

For $1,050,000 you can get a 710 square foot condo built in 1970 complete with an HOA perk of your very own ski locker. This little gem comes with 2 bedrooms and 2 baths, electric baseboard heat and a wood burning stove.

$998,000 in Vail Colorado will get you a 5 bedroom 4.5 bath suburban style home with a 3 car garage. Built in 1999 and just over 4500 square feet. Lounge in your private theater room or soak in your Jacuzzi after a hard day on the slopes.

Purchase a piece of history in the town of Telluride for $1,250,000. This 1080 square foot home was built in 1914 during the mining days of Colorado. Living quarters include 2 bedroom and 2 bath with a loft.

I hope you enjoyed my little addition of "What you get for the money". Pagosa Springs has definitely seen a price increase over the past few years, but this quick look at Colorado has made me really appreciate how good we still have it. Buyers looking at Pagosa now and in the near future will find that there dollar has a lot more purchasing power in and around "P" town!
