Deal of the week Part two- (second great deal I came across this week) As I search properties for my buyers I occasionally come across some properties that I believe to be good bargains, so if a buyer is regularly reading these blogs they may just see something they like, what do I consider a bargain, the first criteria is that it be priced below market, the second criteria is that it is at the very bottom of the price range for the neighborhood that it is listed in, therefore instant equity, the third factor is the condition of the home, if the home has more deferred maintenance than the price will allow for after remodeling or updating then it is not what I consider a bargain, and last but not least is the location, many times supposed bargains have incredible prices but when looking at the location, there is usually a reason for the price, backs to busy street, major power lines, under and overpass, direct line for incoming airplanes etc, the homes I deem bargain homes also must have a good interior location.

So all that being said the bargain I found yesterday is in a solid neighborhood just I mile north of Chatfield reservoir, it is a HUD home listed for just $120K, and although a few other homes have sold in the 120-150 price range almost all were ture fixxer-uppers, this does not appear to be in that same arena. The address for the home is 9624 W David Place. This home has 3 bedrooms, 2 bathrooms, just under 1200 finished square feet and a very large lot. This will be gone quickly.
