December Property Sales were 263, up 0.8% from 261 in December of 2010 and 11.0% higher than the 237 sales last month. December 2011 sales were at their highest level compared to December of 2010 and 2009. December year-to-date sales of 3,372 are running 3.5% ahead of last year's year-to-date sales of 3,259.

The Median Sales Price in December was $165,000, down 2.9% from $170,000 in December of 2010 and up 0.3% from $164,500 last month. The Average Sales Price in December was $185,846, up 1.1% from $183,845 in December of 2010 and up 4.4% from $177,932 last month. The December 2011 Average Sales Price was at a mid range compared to December of 2010 and 2009.

The Total Inventory of Properties available for sale in Weld County CO as of December was 1,267, down 2.7% from 1,302 last month and down 25.4% from 1,698 in December of last year. December 2011 Inventory was at its lowest level compared with December of 2010 and 2009. The Average Days On Market for December was 76, up 2.7% from 74 days last month and down 1.3% from 77 days in December of last year. The December 2011 Average Days On Market was at a mid level compared with December of 2010 and 2009.

Real estate activity in Weld County CO continues to improve, although slowly, over previous years, and seasonal effects for this time of year appear minimal. Market activity remains generally low, but also continues to be stable.
