Summit Colorado Market Update

Summit Colorado Market Update

How’s the year going….well, with two days left in the first month 2012 is looking a lot like 2011. Last year through the 29th of January there were 52 residential Summit County properties that sold and this year there have been 53.

Here is the progression from the peak in 2006 (all residential, Summit County, sold 1/1 through 1/29): 2006 – 112, 2007 – 99, 2008 – 80, 2009 – 34, 2010 – 44, 2011 – 52, 2012 – 53.

For our offices and our pending deals at this time this year versus last year - (check out the Status Report attached) - last year the Breckenridge office had about 13 under contract and this year they have 11, the Frisco office had 32 last year and 32 this year and the Keystone office had 5 last year and 6 this year. All in all about the same amount of business; this is also reflected in the county wide number of properties selling. Interesting.

Right now there are 1172 residential properties for sale in Summit County and last year there were 1311 or today we have 139 fewer properties for sale. There are 140 properties that are under contract and last year at this time there were 129 or today there are 11 more than last year. The activity this past week showed an additional 31 new listings for sale (last year there were 26) and 16 listings went under contract (last year 21 did) and 12 listings sold (last year 16 did).

We also have more buyers looking at properties this year as showings on our (RE/MAX Listings) are up 30%!
