For example, this last weekend I tried to set some showings for a residential
customer. After scanning the available property that may meet their
criteria, I selected six of the best to show them (or so I thought). Not
one had complete MLS info (room measurements, HOA info, builder or model info,
etc.); One listing looked great but I wasn't able to reach the agent
or office to set a showing (but I only gave them 24 hours to respond so maybe
the time was too short...); three of them didn't have room measurements (
the clients were looking for a big kitchen area); One has a disconnected
number to call for showings (when I finally reached the agent to tell him about
it, he argued with me. He was more concerned about being 'right' than in
getting his client a showing! He did call back a couple hours later to
admit the numbers got transposed somehow) and he was surprised when I told him
we weren't going to be able to see the property; Finally, the
'puffery' (I'm being nice here) that some agents add to descriptions is criminal
(don't say mountain views if you have to climb a tree to see them).
I'm
sure everyone has some stories...I would love to here more. Hopefully, our
potential clients will read these and start demanding that agents DO THEIR
JOB! Maybe this housing market will chase the lazy or incompetent
ones away and the public perception of the industry will
improve.
