I know, I know - that line has been used as a 'bait and switch' for decades, but I really do have home buyers with a specific situation - and I'm having trouble finding them a house. Maybe they could buy your home.
First of all, they just signed a 6-month lease in their apartment, so we are looking for a short sale, or anyone who doesn't want to close until July or August, 2009. If you have a house you need to sell, but you owe more than it would sell for, you have a potential short sale. Feel free to call or email me if you want to learn more about what selling your house short means. But for those of you unfamiliar with short sales, suffice it to say they would work for this client because they often take months to close.
Second, they want to live in Parker. They've recently started to look in Westminster, Arvada would work too. Really, anyplace within 30 minutes of Denver, Colorado, where he works, with good schools.
Thirdly, they really prefer a newer home. They've liked the ones built in the 1990s or sooner, but would consider an older one in good shape, with nice-looking neighborhood homes.
Preferably, no HOA or one with a low fee - around $30 per month doesn't seem to bother them.
In some places taxes are an issue, especially parts of Parker. Taxes aren't as much of a problem if there's no HOA.
They need at least 3 bedrooms and 2 bathrooms, really desire a basement and garage.
So if you need to sell your house, can wait until July or August to close, it's within a 30 minute drive of Denver in a nice neighborhood, with low HOA and/or low taxes, and under $200,000 please email or call me. I promise that if it doesn't work for this buyer, I won't pressure you to list with me. But perhaps you could sell your house to these home buyers, and save a lot of hassle.
I've been checking the MLS listings daily, I don't think anything that's already listed will work. But - if your house is already listed with an agent, please have your agent contact me, or give me their info right up front.
And please remember when you converse with me - I'll be representing the buyer. I'll explain what that means right up front, just keep it in mind before you disclose any information that could put you in a weak negotiating position.
