Recently, I was over at a client's home in the Denver's northern suburbs when the appraiser was assessing the value. In addition to the usual appraisal questions my client had -is granite slab going to increase my value? Wood floors? New paint?- she just assumed that her beautiful mountain views would automatically score her higher value points.
Not necessarily. While mountain views will score you some pretty high points, it depends on what is around you, or in front of the mountains, that matters. What's more, appraisers also take into account what could be placed in front of your mountain view home!
Luckily for her, she is immediately adjacent to 600 acres of dedicated open space- open space that will remain so in perpetuity.
Remember that not all mountain view homes for sale are created equally! There are always going to be appraisal questions to take into account, which is especially significant in today's lending environment.
