Your Listing is About to Expire, Do You Even Want to Keep It?

This could be a challenge for some, given the current market conditions and the economy. However, let's pretend, just for a few minutes, that you don't really need to hang on to these listings.

Ask yourself these questions;

Is the Seller listening to your advice?

Is the product (property) saleable?

Have you, already, spent too much time and money on this listing?

Has it become the ball and chain, around your business?

Is it priced, right? True, we are in a buyer's market and that means, that it takes, more than six months for the average listing to sell.

Was your listing contract for more than, six months?

Am I able, to sell this listing?

Some homes will take longer. Buyer's market or not. If it's an antique home, an estate, a home on a busier road, a home that is dated, a home with challenges in the yard or a home that has an unusal floor plan, it takes longer to find that buyer.

Consider your options. Consider your clients. If you truly feel you can sell their property, then, let them know your plan of action and go for it! If not, be courteous and let them know that twenty people will be calling and sending them mailers, they may even stop by, in the next few days. Be sure that they are not surprised to learn that they are no longer actively, listed.
