There are a great many buyers who decide that they do not want to pay for a home inspection for a small condo purchase. After-all; the place isn't that big, the roof
and basement are not part of my condo unit, its brand new, etc, etc, etc.
If there is one thing I have learned over the years; it's that it doesn't matter how big or small, or how new or old a home or condo is; you should have an inspection. Now maybe your Uncle Larry is a licensed contractor and is going to inspect or you just don't want to shell out a few hundred bucks. Well I can tell you - this may be a big mistake.
Just this week I went to an inspection for a completely remodeled condo. It looked to be in great condition. Everything was new. So why have an inspection? Because our professional inspector found a laundry list of items which needs to be addressed. Nothing that cannot easily be fixed; but had we not had the inspection - the buyer would have had to spend more than the cost of the inspection to repair the items.
Inspectors can also find things wrong that you may not - until it's too late. Like a faulty electrical outlet or a broken smoke detector. Always get an inspection and don't rely on Uncle Larry - get someone who does it for a living!
