Loud Neighbors Can KILL a Listing!

Yesterday I was out showing a buyer some properties when we came across a great condo unit. However; one of the important factors about condo living is something you have no control over. YOUR NEIGHBORS.

Having seen this particular unit before; I was eager to show it to another buyer. I wasn't excited however; when we entered the hallway and heard the LOUDEST TV I have heard in some time. WOW - It was LOUD!

We entered the spacious condo unit and my buyer really loved the size; the finishings; the tile in the kitchen and bath, lots of closets and the price - PERFECTLY priced.

What he did not like was the fact that he could hear the neighbors TV from every room in the condo. Granted once he put down a few area rugs on the floor and hung a few pictures; the noise was muffled. But who wants to take that risk?

Who knows? Maybe the TV only gets louder during football games and a good Shoot 'em up movie?

The great condo with the LOUD neighbor.... PASS...

-Which is why I am happy that during my open house today; all I can hear was the guy with the vacuum cleaner - and that was when I was in the hallway!

Had that happen before.  It can be a deal killer and not much the seller can do about it.

You are so right. No control over neighbors in a condo unit. It is also the case in any neighborhood. i told clients who wanted to know about neighbors (they really loved this hous) to drive around the area in the evening. Everybody came out of the woodwork....people outside in the street leaning against cars and drinking beer, smoking who knows what and yelling obscenities when my clients drove past (for making them move to the side so the car could pass). I do believe that was the deal breaker for that neighborhood.

James, I can fully understand why this would be an issue. I know that I would not want that type of noise.

Is this a condo in the one you had the video tour of?  I'll bet they did everything except insulate the walls. Dummies! 

Also, barking dogs and kids that bounce basketballs a great deal of the time.

Had neighbors build a giant U shaped skateboard track after the contract was written, we never made it to the contingency date.
