In most of the areas in the DC area; the number of homes on the market is at the highest point of the year so far. This should continue through the end of June.

example: Single Family Homes in DC; 74 more on market from last week, but 28 "expired" - in reality 102 new listings came on the market.

Single Family: Actives: 1923 (Up 74 from last week) Expired: 28 Under Contract: 464

Condos: Actives: 1528 (Down 18 from last week) Expired: 22 Under Contract: 399

Arlington County

Single Family: Actives: 523 (Up 6 from last week) Expired: 4 Under Contract: 148

Condos: Actives: 548 (Up 19 from last week) Expired: 1 Under Contract: 168

Prince Georges County

Single Family: Actives: 6891 (Up 130 from last week) Expired: 106 Under Contract: 686

Condos: Actives: 841 (Up 4 from last week) Expired: 15 Under Contract: 104

Montgomery County

Single Family: Actives: 4981 (Up 113 from last week) Expired: 38 Under Contract: 1126

It is important to see the number of homes taken "Off" the market. While many of these homes will return to the marketplace a week or two; seeing a listing "expire" means that the seller and agent thought or expected the home to be sold by now.
