Condo Owner's Insurance - Don't Move in Without It

 Here in Washington, there was a sad lead story on tonight's 11 o'clock news.

A lovely old condo building on Adams Morgan had a 4-alarm fire that burned today for seven hours. There was a sad looking shot of the unit owners sitting in a large circle in the park across the street talking with the building managers. The building itself looked pretty sorry, with a wrecking ball hanging overhead from a tall crane.

Thank God no one was hurt.

Another building on that block had a serious fire about fifteen years ago, and that fire brought home to me the importance of advising clients buying condos and coops to make sure they call their insurance agent. Many people are under the false impression that the owner's association master insurance policy will cover them in the event of a fire or other catastrophe that seriously damages the property.

It doesn't.

While the master policy will cover repairs to the building, owners need their own policies to protect their personal belongings - things like furniture, clothing, jewelry, musical instruments, your DVD and CD collection, and your computer.

The people who own units in this building will have to continue to pay their mortgages and condo fees during the months of reconstruction, even though their apartments are not habitable. Those with unit owners coverage will have their interim living expenses paid by their insurance companies.

For the past bunch of months, I've been whining about the contractors who invaded my house after a pipe burst. I've been living in my basement apartment with two cats and Willie-the-hyperactive Labradoodle puppie, which is somewhat inconvenient. Compared to the victims of this fire, I got off easy.

Patricia- You are so RIGHT! I always tell condo buyers to get contents insurance even for their appliances. It is so inexpensive! 5 stars, Katerina

Do you have any suggestions on good companies to purchase condo insurance from.  Most of the coverage my clients have told me about are more like renter's insurance and don't cover expenses if the owner has to move out?  Do you know of any coverage for special assessments??  Just wondering.

Patricia, condo owner's insurance is so important.  Luckily I didn't have any damage to my unit in our recent lightning strike and fire in our condo building, but several owners did.  There are still 3 units that are uninhabitable and the owners are living in hotels since mid August.  Thankfully they have insurance which is covering the expenses.

Katerina and Brian, Yes, it is totally crucial - even though lenders don't seem to require it for closing.

Joan, in DC, I know that State Farm offers good coverage here in the DC area.  I would imagine that most of the large national companies would be a good place to start. 

And Barry,  yeah!  Last night it got a little too hot! 

Pat--What an important reminder! It is sad to see people on the news when tragedy strikes knowing that many will be displaced without insurance.

Teri, and also sad that most of these people think they have it all covered! 

I heard about it too Patricia. I thought that it was very,very sad. People not only lost some memorable things,but some of them now have to figure out where they are going to stay. This is a great reason why people should get condo owner's insurance just like you said. Great post Patricia.
