Realtors & Auctioneers- How Can We Help Each Other??

I am looking for some feedback from both Realtors and Auctioneers to see if anyone from these groups are working together. I am both a Realtor and Auctioneer dealing with the current market conditions on a daily basis just like the rest of you.

In the past 12-18 we have seen a significant increase in real estate in our area being offered at public auction. It used to be in our area that when real estate was sold at public auction it was a forclosure or sheriff sale. This has given the perception to the local people and Realtors that real estate auctions are a last resort to get things sold. We have been facing an up-hill battle in trying to change this perception. We are trying to educate our Realtor friends that instead of loosing that listing that is getting ready to expire, they should try and work with an auctioneer to try and get that listing sold.

Depending on the situation, since each one is different we can offer the agent a refferal or co-broke depending on the property and the situation. I think that a lot of Realtors feel that Auctioneers are trying to take business from them but in reality we can help them and their client to get their property sold. Please don't get me wrong we are not miracle workers and make no claims to be, but we can help put things into perspective with your sellers as to the current market conditions. If your sellers are not realistic with the current market conditions we can show them what has actually sold through the auction method of marketing real estate.

With our auction method of marketing real estate we generate a marketing plan that takes between 4-8 weeks depending on the propety to get it to auction day. During this period of time we are building up excitement that carries to the auction day. People realize that come auction day at a given date and time this property is going to be sold. If they have any interest at all they realize must act at this time to buy the property, a lot of times this builds a bidding frenzy for the auction property.
