Invest in Southwest Florida!

The time is right and the window is wide open for purchasing in Southwest Florida.

Folks, homes that are selling; are at pricing not seen in years. We are selling for 50% off peek levels which brings us back to 2003 pricing levels. Home owners are getting serious about pricing for today's marketplace.

What we need is to continue to offer the seller's advise and statistics in the raw numbers form for the marketplace.

While I don't make light of the fact that we have a really large supply of homes available that still need pricing corrections; the homeowners that succeed in this marketplace will hire the agent that best supplies them with the pertinent information available to them so that the seller can prepare their home for excitement or what we call "ENERGY" pricing!

As an example; I have a 1st floor coach home in a gated community with the least desirable location overlooking a main road. We originally placed the home on the market for $189k and received little if any attention. We repositioned the home to 174k and then 159k and still had very limited activity and no offers in a 3 month period during the winter months of our seasonal height in Southwest Florida.

I respectfully showed the updated numbers to the seller, who was in a real NEED to move back up North to be with her daughter. She asked me where we should place the home so that she can get it sold.

After careful consideration, we repositioned the home with an "ENERGY" price of 135k. That did it with 14 showings in 36 hours and 2 offers. The home was under contract in 1 1/2 days with the seller happy and ready to move closer to her family.

So for the investor buyer, 2nd home buyer or incoming Florida resident; the window is wide open with great deals and now is the time to move forward before the long term interest rates rise as I expect them to before the end of this year!
