Can you please help me?

My name is Marianne Zoll and I am a realtor and real estate auctioneer with Remax Gulfstream Reality in Bradenton, Florida. I have been a realtor for the last 21 years and have held licenses in 4 different states.

I am writing to everyone in the Watercrest Condominium Association and sellers that have theirs homes on the market in Bradenton and Sarasota.

Since the real estate market has changed in the U.S.A. Florida, and especially the special Watercrest Condominium Subdivision, we must all help each other to get back to normality.

There are more than 50 condo's on the market currently, several not on the market that are ready to foreclose, several nervous homeowners and residents that want to live and just enjoy why they came to Watercrest in the first place.

Last week I had an Open House. It was loaded with people, when I had a homeowner, member of the board, walked in. She started screaming about the open house,where people were parking etc...... The women continued to yell and my husband. My husband Reid Zoll, also a realtor tried to defuse the situation. He assorted the women to the door and downstairs to the parking lot.

The women then continued to yell and pushed my husband. As a professional he tried to ignore the situation. Reid down played the situation so that it wouldn't't bring a lot of attention. There is a proper way for this women to handle the problem, and that wasn't it

The open house was full of potential buyers, and other homeowners. If I had been a customer in that open house, I would immediately change my mind about the thought of living in the Watercrest community. It puts a bad taste in your mouth. In all my years of selling real estate and doing open houses, I have never had a situation like that.

Something has to change immediately. We must all try to remember the first glimz of the community of Watercrest. The beautiful lake, the view from the condos themselves, the sunsets, watching the fish and turtle swimming together, the birds and the wild life, the underground 2 car garage with more storage then most homes in Lakewood Ranch, the excitement of the new Main Street shopping area, and of course the convenience of living in Lakewood Ranch itself.

It is time that everyone comes together, the realtors, the investors, the current sellers, past sellers, old homeowners and new homeowners. We must pass on the luxury and positives on why everyone came to Watercrest in the first place. I know that Watercrest has had a few more knocks then every other part of real estate in Bradenton or Florida for that fact.

Every person that knows about Watercrest can be a marketer for the community for friends and perspective people coming to Florida. Please talk to everyone you know about how great the community is and all the amenities that the community brings. The negatives of the real estate market must stop right now.

Real Estate and definitely Watercrest has gotten allot of bad press. It was the perfect storm, all coming together at one time. The press and the media needed something else to talk about.

The market is the market, and there are plenty of homes on the market in Watercrest. Things are not going to change by themselves. We must help things to change.

Next week I have scheduled an auction for 6330 Watercrest Way, 302. The lenders that agreed to do the auction, and then they canceled it. They have now reconsidered, and are going to allow the auction. They are starting to cooperate with sellers and realtors. I urge everyone that knows anyone in the market for a Watercrest Condo to come to the auction. I would love to see all the homeowners also, we need everyone's support. The auction will be held Wednesday afternoon at 5:00 p.m. Preview will be at 4:00. The homes that are on the market need to be sold and change hands. That brings new prices and comparable to the area. Positive ones. Cooperation from everyone is a must. Some new amendments should be temporally developed. A campaign should be developed to try to help everyone, no matter who sell the condos. This is what the committee should be talking about at the meetings. As soon as we can work together to help, Watercrest can move in a forward and positive manner.

Everything works together, the more inviting that we make Watercrest and Florida, the more demand we will have for housing, the faster we can sell the condo, the faster that happens, the greater the value that our properties will be worth, the better the economy for jobs, real estate etc..............

The last thing I would like to say is: I would like to urge people that don't have to immediately sell their homes to take them off the market. Please wait until some of the inventory gets sold. Everything is supply and demand. The demand will increase as the supply is decreased.

No way should a member of the board be screaming  at you guys.  I would make the sellers of the unit make a harsh complaint.  Second the minute she touched your husband she crossed the line and this in the eyes of the law is called battery. Battery is defined as contact upon the other person in a manner likely to cause bodily harm.  I am not telling you to pursue anything but that individual crossed the line.  She should have maintained a professionalism as you and your husband did.   Good Luck.  I'll keep you guys in my roster in case anyone ask about those condos in Bradenton.

I agree with Edson. Boy, I can't imagine anyone being so rude and obnoxious.

Yes tension is running high in this area, we have been in a depressed market for 2 years now and people are at the end of their patience.

I often wonder, at what point should the personality of the community/condo board appointees be disclosed to buyers.  I'd have an off duty sheriff at the next open I held to observe.  Believe it or not I attended an HOA meeting so volatile they had a sheriff attend.

There is no reason a "member of the board" to be screaming you! it sounds like that person should be a prison guard instead of a board member. good luck with the condo!!
