Successfully Stage your Brandon Home for a Quick Sell

Selling your Brandon home in today’s economy may not be as simple as it used to be, but with an experienced Realtor® and strategic home staging, you can successfully stage your home to appeal to many buyers for little to no money at all.

Take note of these simple ways to stage to your home to start attracting serious buyers.

Cleaning up the clutter
The first step to properly stage your home is to get rid of the clutter or repurpose some of your accessories. If your home is packed with oversized furniture or lots of personal collections, it will be hard for potential buyers to see through the clutter and envision the home as their own. Also, oversized furniture can make any room look smaller than it actually is, and you definitely want to give the illusion of an open and spacious area. When placing furniture, arrange it so it will not impede the flow of traffic and potential buyers can stroll from room to room without having to navigate around furniture.

Utilize offsite storage
If it’s within your budget, one great option to clear the clutter and unnecessary furniture is to rent a storage unit while you are selling your home. Potential buyers will be checking your closets, storage areas and garage so simply moving all that clutter off site will guarantee that every corner of your home will be neat and organized.

Highlight a focal point
If your main room has a great feature like a large bay window or fireplace, you will want to make that your focal point. Rearrange the existing furniture around that great architectural feature to bring attention to it. Structural accents that aren’t found in every home on the block will be appealing to potential buyers.

Apply a fresh coat of paint
Applying a fresh coat of paint in a neutral color in the main rooms will help to make the rooms appear brighter and cleaner. This will help buyers to imagine their own furnishings in the home and view it as a benefit of not having to repaint immediately.

Use natural light to your advantage
During the day, opening up all curtains, blinds and drapes to let in natural light. Buyers like to see clean windows and natural light flowing throughout the house. This will show off your homes natural assets, make your home appear larger, let in the warmth of the great Florida sun and show off the views of your great landscaping.

Keep kitchens and bathrooms fresh
Staging a kitchen or bathroom is one of the easiest tasks. Scrubbing the cabinets, floor, sinks, counters and appliances may be all that’s needed to make them look clean and inviting. Clear off kitchen counters to show all the counter space your kitchen has to offer. For bathrooms, put away all personal items and hang new hand towels and an area rug in a soothing color to lead buyers in.

Show space as it is intended
Today, we often use our spare bedrooms as storage or office space. If you are selling, you will want to stage each bedroom as a bedroom. There is no need to buy a new mattress; instead cover a make shift bed with a nice comforter or borrow a mattress until you sell your home. Sometimes buyers have a hard time seeing good space unless it’s staged correctly.

Create curb appeal
Last but certainly not least is the outside. As buyers pull up to your home, this is the first impression they will have of your home and can set the stage for how excited they are to see the interior. Keep a neatly trimmed lawn and trim any overgrown plants or trees so that the house can be seen better from the street and the landscaping looks maintained. You can also add pops of color in flowerbeds or large pots to make the exterior look inviting so potential buyers will want to come inside.

The way your home is staged can make the difference between selling your home or having buyers, unimpressed, moving to the next property. Look through the eyes of a potential buyer and make changes accordingly to appeal to a wide variety of tastes to attract more buyers and get your home sold quicker.
