I imagine it would be the endless days and hours of showing properties to buyer's that are always being out bidded on homes. Perhaps it would be the Chinese drywall issues, the city's tax assessments, the new utility expansions that were suppose to be haulted. The banks and Realtors are always sending emails to buyers calling out for higher and best offers on REO's and now Short Sales. Realtors are not all created equal and some are playing with fire holding out for higher offers or not even sending in offers that do not meet the criteria the seller's want. The Realtors job is much more complex and difficult and many are victims of foreclosure. Q. What should I expect from buying a foreclosure or short sale property?
A. When buying a foreclosure the wait for the bank can be from a few weeks to a month. The houses generally need landscaped and painted but that is typical. There is little room for negotiation of price because the banks have already foreclosed on the property.
When buying a short sale the wait is most likely alot longer but the houses are normally in good condition yet a little landscaping and paint is mostly necessary. The negotiation of price is better however not more than $10,000 less than the asking price. A CMA will help you determine your bidding price
Q. Can I buy a new home under $50,000 that i can move into right away?
A. Yes, but it is a tough fight right now because the investor's are here buying those properties and paying above market price.
Q. What do i need before i look at properties with a Realtor?
A. You need to be pre-approved for a mortgage or have proof of funds available that show you can pay cash for the house. You will also need to know that generally 1% of the sales price must be applied to the down payment when putting in an offer.
Q. Can I go look at through the windows and walk around the properties prior to calling a Realtor?
A. If you do that you can be charged with trespassing! Be Aware of that!
