These are words that you do not want to hear from one of your customers already suffering through the trials of foreclosure and the loss of a husband. But yes, it happened to one of my customers the other day.
My customer had received a notice on her door back early October and I promptly contacted the Lender to advise that the property is NOT VACANT and the homeowner is still living there. They assured me that all is well. Well, two weeks later all was not well.
I contacted the Lender at about 3:00 in the afternoon to let them know of their error from their property preservation dept. They provided me with contact info to their hired third party company who does their maintaining of pre foreclosure properties. This company was going to get their contractor right on it, back to the home with a key for the new lock - that never happened until the next day.
This isnt' the first time that this has happened to me. What these Lenders are doing are leaving big gaping holes in their procedures. The Loss Mitigation dept doesn't communicate with the Property Preservation Dept which in turn has no idea of the error in homeowner occupancy details which results in the hired third party company changing the locks.
I spoke with management within the Property Preservation Dept and they never received any updates from the Loss Mitigation dept when I had advised them that the homeowner was living there. The Loss Mitigation dept showed that I had contacted them yet that is as far as it got. Incompetent employee made a very fixable problem become a nightmare. It drives me crazy when people are not held accountable.
As if these stressed homeowners don't have enough to deal with. Could you imagine coming home from work to find your key doesn't fit your front door and its' 6:00 at night?!
