Best Real Estate Marketing Tip #1 Use the google keyword tools to define your market and niche. Google keyword tools help you pick either a list of topics or pull data from actual websites that you want to target similar people for. As you get a break for using relevant keywords in your ads, if you are targeting locally AND nationally, you may want to use two different campaigns. Example, one ad may say something along the lines of
Don't lose money buying in Fort Myers, Florida might be a local ad with the national ad saying Don't lose money in the wrong market, there are character restrictions that you have to adhere to but hopefully this gives you an idea.
Best Real Estate Marketing Tip #2 One of the costliest ways to misuse the google keyword tools is not understanding match types. You can use brackets ([ ]), quotes (" ") or broad matches which are just the words. Brackets mean that the person has to type the sequence in the right order for your ad to show up. Example: If you were targeting the phrase "Fort Myers Real Estate" this is how it would look like: If you set the google keyword tools for brackets, someone would have to search "Fort Myers Real Estate" for it to show up, if they searched "Ft Myers real estate", it would not show up, however if they searched "best Fort Myers Real Estate" it would show up as the exact phrase is in there. If you set the google keyword tools with the same phrase as parenthesis, the user would have to search that exact phrase with no keywords in front of nor behind your phrase for it to show up. Now, the costly option is when you do not use brackets or parenthesis. If you set just the phrase that means when anyone searched ANY of the words contained within the phrase, your ad may just show up. So if someone searched Fort Bragg accidental death, your ad may just show up, now, if you are going to use local keywords, be sure to use the demographic features of the google keyword tools.
Best Real Estate Marketing Tip #3 Lastly, another way to use the google keyword tools for maxium effectiveness is to determine long tailed keywords. This is a secret of the industry. Big marketers target broad keywords just to find the little pockets of gold that are cheap and get some traffic. For example, in using the phrase above, you may find that "who should I call to talk about Fort Myers real estate" is a long tailed keyword that is very targeted and also cheap. You find those phrases and you are in the money!
