Joe Kendall, Realtor with Sandals Realty writes, As a suggestion to Home Buyers. You might want to check into getting a Home Wind Mitigation Inspection done when applying for home owners insurance prior to closing on your new home purchase? Basically a wind mitigation inspection is a 2 page form with questions about things such as an roof covering installation date, sheathing thickness, truss to wall attachment, roof geometry, shutters present, masonry or wood construction, ect. insurance companies except them at any time during the policy. If the premium is pre paid then the home owner usually will get back the rebated amount. If escrowed, it may lower the monthly payment. Only one inspection is needed for the property but the savings continue year after year. In 2002 insurance companies started to automatically include alot of the credits that this inspection gives so homes built after 2002 receive smaller discounts because they were already getting them. Inspections take about 45 minutes and cost around $100.00 Condos can be inspected if the HOA or property owner has them inspected as a whole and they tend to receive very large discounts.
Having a Experienced Home Builder doing the inspection may just save you a few hundred dollars every Year on your home owner insurance. I would suggest you talk to a wind Mitigation Inspector regarding the age and the condition of the home and see if it makes sense to have it done. Gulf Wind Builders. I just spoke with Shane Johnson. Thanks for posting his name and phone number. I have a home built in 1998 that should see a nice savings with this Wind Inspection.
Mary,
All my clients are getting this inspection done prior to closing and are presenting this report after getting their first Quote from their insurance company. Some of them are getting several hundreds of dollars savings on their new home owners insurance policy.
Shane will do a great job!
