Gotta admit I`m a bit perplexed when it comes to the methodology of why people are buying "Short Sales" for some there are tremendous savings to be had, others i`m beginning to believe think it`s all a game!You know the old saying "Buy low,offer lower."...
Two months ago we had a couple fly in from Los Angeles who were interested in purchasing a condo in Hollywood,Florida.They were eager to begin right away!
We took them to 19 different condo`s on the beach! They finally settled on a beautiful condo located on the intra-coastal.
We explained the process to them, told them it would take a few weeks for the lenders to respond and they left seemingly very happy!
Two weeks ago we received the lenders proposal. They agreed to the sales price, asked for a "Quick Closing" and I thought the buyers would be ecstatic! Wrong!
The Conversation is as follows:
Me: Hey folks, great news the lenders accepted our offer and want to close ASAP!
Couple: They did? Really?
Me: Yeah, I actually thought the lender would have countered. This is wonderful!
Couple: Well, maybe we offered too much?
Me: How? The comps show we`re stealing this condo. It`s in mint condition. You have a fantastic view.What could be wrong?!
Couple: Well, we want you to contact the lender and offer then $15,000 less!
Me: I don`t think you understand. The lenders approved the purchase price. You`re going to steal a condo. Why the change of plans?
Couple: We feel the lender knows something about the price. They`re trying to take advantage of us!
With that we hung up. Shaking our head,wondering aloud "What the heck is going on".. It`s doubtful the lender will counter. This couple is outsmarting themselves in hopes of outsmarting the lenders,who need to clear their inventory!
It doesn`t pay to outsmart yourself when you`re already ahead of the game!
