Any ideas for marketing a home in a 55+ Active Adult community in Jacksonville

WHO do you know that is over 55 year old and wants to move to JACKSONVILLE????

I have a FANTASTIC listing in Sweetwater by Del Webb in Jacksonville. It's a WONDERFUL 55+ Active adult Community with a phenonminal clubhouse and activities. (Sign ME up!!)

Obviously, since it's a 55+ community, I'm looking for a specific buyer! It is gated, and VERY difficult to get buyers into the neighborhood to look at the homes. In fact, "I'm" the only agent in there that is doing OPEN HOUSES, and some of them are pretty productive. It's unusual and difficult, since they don't allow signs inside, but IT IS POSSIBLE!!

I guess you can say, I'm the only agent that is THINKING OUTSIDE THE BOX!

The home is 2,500 sqft. Master bedroom and office downstairs with 2 guestrooms, bath and loft upstairs. Upgrades galore!! The price is the lowest in the neighborhood with a preserve, private view at $365,000.

ANy ideas of how else I can market the home to snow birds that might want to move to Jacksonville? I have lots of marketing online, and I know the majority of our buyers are on line, and will see it...but just looking to mastermind with other agents?
